Independent Commissioning Agent

Our ICA services cover all stages of a Green Star project, from design to post-completion, ensuring compliance with Green Star requirements and optimising building performance. We have experience with the latest Green Star rating tools (such as Green Star Buildings, Green Star-Interiors) , along with the Legacy rating tools (such as Green Star - Design & As Built).

The below is an example of some of the services we can provide as the appointed ICA for your project.

Design Phase Services:

• Set environmental performance targets.

• Review Metering & Monitoring Strategy to ensure compliance with minimum expectations.

• Review Design for Airtightness

• Conduct services and maintainability reviews to address commissionability, controllability, maintainability, operability, and safety.

• Develop a commissioning plan following CIBSE or ASHRAE commissioning guides.

Construction Phase Services:

• Oversee the building commissioning process to align with the design intent.

• Witness and report on airtightness testing.

• Building tuning - collaboration with services providers, including BMS, to create a building tuning plan..

Post-Completion Services:

• Building Tuning - perform 12-Month Seasonal Performance Testing as per plan.

• Provide operations and maintenance information, including a building logbook and user guides.

• Green star certification support for ICA documentation.

Soft Landings Framework

We offer a comprehensive Soft Landings service that extends from the inception of the project to three years after handover, ensuring the building meets performance targets and user expectations over time.

Stage 1 to 4:

• Inception and briefing to clarify roles and expectations.

• Design development with enhanced focus on operational readiness.

• Pre-handover activities, including thorough commissioning reviews and readiness checks.

• Initial aftercare with on-site support during the settling-in period.

Stage 5: Extended Aftercare (Years 1 to 3)

• Ongoing performance monitoring and optimization.

• Periodic reviews and adjustments to maintain operational efficiency.
